Open ocean frontage

Direct salt exposure off breaking surf. Specification is everything here — fixings, flashings and gutter hardware rated for the distance from the water, because they fail long before the roof sheets do.

The lakes and the waterways

Tuggerah Lake, Budgewoi Lake and Brisbane Water. Calm brackish water is its own corrosion environment, with its own thresholds in the steel selection tables — humid, sheltered, slow to dry, and poorly rinsed by rain. Roofs a few streets from a lake routinely corrode faster than roofs in sight of the surf.

Gosford and the creek flats

The older centre of the Coast: interwar and postwar stock, 1960s to 80s brick and tile, steep streets running up to the reserves, and Brisbane Water at the bottom of most of them.

The hinterland and the rail corridor

No salt worth specifying for. Instead: mature eucalypts, continuous leaf drop, steep blocks, long valleys and serious volumes of water coming off a roof in a downpour. The work here is gutters, valleys and runoff.
