The most underestimated corrosion address on the Coast
Long Jetty runs along the eastern foreshore of Tuggerah Lake, and almost every roof here is within a short walk of brackish water. Owners regularly tell us the same thing: we are not on the beach, so salt is not our problem.
It is, and in some ways it is worse. Published steel selection guidance lists calm marine water as its own exposure category, separate from breaking surf, with its own distance thresholds. The mechanism is different. Surf exposure delivers more salt but also heavy rain-washing. Sheltered lake frontage delivers less salt, in warm humid air, onto surfaces that dry slowly and are barely rinsed at all.
Salt that is never washed off just keeps working. Call (02) 4307 5050 for a free inspection.
Where it shows up first
Gutters. A gutter is the one part of a roof designed to hold water. In humid brackish air with debris in the trough, it stays damp permanently and rusts through at the joints and behind the brackets. This is the single most common job we do here — see gutter repair and replacement.
Fixings. Screws, rivets and brackets corrode while the sheeting above them still looks perfectly serviceable.
Unwashed areas. Under wide eaves, behind a parapet, the sheltered side of a skillion, the back of a carport. The protected-looking parts of the roof go first.
Flashings and cappings. Particularly where a standard-grade component was fitted to an otherwise sound roof.
The housing stock
Long Jetty is full of original fibro cottages, many of them now renovated, alongside postwar brick, small unit blocks and a steady run of rebuilds. Where the original asbestos cement sheeting survives, it is never pressure-cleaned, and removal over 10 square metres of non-friable material requires a licensed removalist in NSW. We identify it before pricing.
Because the old framing was light, a metal re-roof in the right grade is often the sensible outcome on a renovated cottage.
