Ocean one way, lake the other, bush in between
Bateau Bay is unusual even by Central Coast standards. It has the ocean and Wyrrabalong bushland on its eastern side, Tuggerah Lake to the west, and a large 1970s and 80s brick-and-tile suburb in between. Depending on which end of the suburb you live in, your roof is dealing with surf-driven salt, brackish lake humidity, leaf load from the reserve, or some combination.
That is why we measure and look rather than apply a rule to the postcode. Call (02) 4307 5050 for a free inspection.
Three sets of symptoms
Towards the ocean and the reserve
Corroded fasteners and brackets before the sheeting fails. Flashings worked loose by wind. Fasteners to AS 3566 Class 3 are not intended for use within 400 metres of the ocean or other severe marine influence, and parts of Bateau Bay fall well inside that.
Towards the lake
Slow, quiet corrosion in the sheltered unwashed places — inside the gutter trough, under eaves, behind fascia. Calm brackish water is its own exposure category with its own thresholds, and the lack of rain-washing is what does the damage.
Everywhere in the middle
The classic late-70s and 80s concrete tile roof at the age where ridge pointing has gone chalky, moss has taken the shaded faces, and a handful of tiles have cracked from foot traffic during an old antenna or solar install.
Restoration is frequently the answer
A Bateau Bay tile roof in that condition is usually not finished — it just looks it. If the tiles are sound and the breakages are countable, a roof restoration — clean, replace broken tiles, rebed and repoint every ridge and hip line, then recoat — resets the roof at a fraction of replacement cost.
What makes or breaks it here is doing the metalwork at the same time. Valley irons, flashings and gutters are what actually leak on a coastal tile roof, and recoating over a rusted valley achieves nothing.
