On the headland, taking it straight
Shelly Beach sits out on the headland between Blue Bay and Toowoon Bay, with the golf course along the clifftop and houses facing almost directly into weather off the water. There is very little here to break the wind or the salt.
This is the harshest roofing exposure on our patch. Not because the storms are worse, but because the salt load is constant and there is nothing between the roof and the ocean.
Call (02) 4307 5050 and we will come and look at it properly, free.
What constant salt does
Fasteners fail first. Always. Fasteners to AS 3566 Class 3 are not intended for use within 400 metres of the ocean or other severe marine influence, and a headland address is well inside that. Class 4 is the practical minimum, and the sheeting grade is a separate decision again: within roughly 100 metres of breaking surf, published guidance points to stainless rather than painted steel.
Unwashed areas fail second. Anywhere rain does not reach — under wide eaves, behind a parapet, the back of a carport skillion, inside the gutter trough. The parts of the roof that look protected are the parts that corrode.
Everything metal counts. Flashings, cappings, valley irons, brackets, gutters and downpipes have to be in the same grade as the sheeting. One standard-grade component in a correctly specified roof becomes the failure point.
The older stock
Alongside the newer builds there is a solid run of older cottages and units here, some with original roofing that was never specified for this exposure because the guidance of the day was different. On those we usually find sheet corrosion that has reached the fixing holes, which means there is nothing solid left to screw into and a roof replacement is the honest answer rather than another patch.
What we check
The full roof plane, every fastener run, laps and cut edges, each flashing, the gutter trough along its length, downpipe condition, and the roof space from underneath where it can be entered. You get photographs and a written itemised quote. See metal and Colorbond roofing for how the grade is decided.
