Low, flat and right on the water
Davistown sits on low ground along the Cockle Channel arm of Brisbane Water, with moorings and jetties along much of the frontage. Very little of the suburb is more than a short walk from brackish water, and almost none of it is high above it.
That combination — low elevation, sheltered water, high humidity, limited rain-washing — is the corrosion environment that catches people out on this Coast. The steel selection guidance lists calm marine water as its own category with its own distance thresholds for exactly this reason.

Old cottages next to new waterfront builds
Davistown housing runs the full range. Original fibro fishing and holiday cottages, postwar brick, and substantial modern rebuilds on the waterfront blocks. Roof type and roof age vary from one property to the next with no pattern you can predict from the street.
On the older cottages, asbestos cement in roof or eave sheeting is a real possibility. It is never high-pressure cleaned, removal over 10 square metres of non-friable material requires a licensed removalist in NSW, and Central Coast Council accepts it at Buttonderry and Woy Woy by prior booking for material generated inside the LGA. We check and tell you before quoting.
The jobs we do most here
- Gutter replacement. The trough holds damp salty residue permanently and fails at the joints and behind the brackets, usually years before the roof above it. See gutter repair and replacement.
- Fastener and flashing renewal on metal roofs, where the hardware has corroded under sheets that still look fine.
- Ridge rebedding and repointing on the tile roofs, as part of a restoration where the tiles themselves are sound.
- Leak chasing on low-pitch additions, which are common here and frequently sit below the minimum pitch for the sheeting used.
Flat ground, nowhere for the overflow to go
On a level block, water that comes over a gutter lip does not run away — it sits against the wall and around the slab edge. Downpipe sizing and the actual discharge point matter more here than on a sloping suburb. We check the whole run with a level and follow the water to where it ends up.
