Flat streets, two kinds of water

Umina Beach occupies the wide flat sandy ground across the Woy Woy peninsula, with Ocean Beach and Broken Bay on one side and Brisbane Water behind. Most of the suburb is within reach of both, which means two corrosion environments working on the same roof from opposite directions.

The flat ground is the one piece of good news. Access here is generally straightforward compared with the peninsula and the headland suburbs, and that shows up in the quote.

The fibro question

Umina carries a lot of original beach-shack stock, much of it fibro from the asbestos-cement era, sitting alongside 1960s and 70s brick and a growing number of knock-down rebuilds. You can find all three on one block of a single street.

If your house is from that era, asbestos cement in the roof or eave sheeting is a realistic possibility. It does not stop the work, it changes it:

• It is never high-pressure cleaned, and never cut dry.
• In NSW, removing more than 10 square metres of non-friable material requires a licensed removalist, and any friable material always does.
• Central Coast Council takes household asbestos at the Woy Woy waste facility and at Buttonderry, by prior booking, and only for material generated inside the LGA.

We identify it at the inspection and set the path out in writing before anything is priced. Often the sensible outcome is a metal re-roof, since the original light framing was never built for tile.

What goes wrong on an Umina roof

• Gutter troughs rusted through, holding damp salty residue that never dries.
• Corroded fasteners on metal roofs — Class 3 fasteners are not intended for use within 400 metres of the ocean or other severe marine influence.
• Flashings lifted by wind on older cottages.
• Low-pitch rear additions below the minimum pitch for the sheeting profile used.
• Ridge pointing crumbling on the brick-and-tile homes.
