West Gosford is two places stacked together. Down on the Narara Creek flats there is the commercial and light industrial strip along the highway, with long low roofs and plenty of box gutter. Up on the slopes behind, residential streets climb into bushland on blocks that fall away steeply.

Both halves share one problem and it is not salt. It is water volume. A heavy downpour puts a serious amount of water through a roof here, and if the valleys are packed with gum leaves or the downpipes are undersized, that water goes somewhere it should not.

Where the trouble starts

Valleys. On a tiled hip roof backing onto bush, the valley is the first casualty. Leaf litter and bark pack into it, hold moisture against the valley iron, and rust it through from the inside. Nothing is visible from the ground until the ceiling marks.

Gutters and downpipes. Steep blocks mean the roof catchment discharges fast and hard. Undersized or choked downpipes back the water up over the rear lip of the gutter and into the eaves — see gutter repair and replacement.

Box gutters on skillion and flat-roofed additions. When these block, water does not spill over the edge — it comes inside.

What we do about it

An inspection here covers the roof surface, every valley along its full length, flashings at each penetration, the gutter fall with a level, and the downpipe route from the top bend to where the water discharges. We photograph it and give you a written, itemised quote with the urgent items separated from the ones that can wait.

If the roof itself is sound, the fix is usually gutter and valley work plus leaf guard. If the tiles have gone, we will talk about replacement honestly rather than coating over it.
